In excellent order throughout, this charming bungalow has been well maintained by the current owners and offers bright, flexible accommodation in a convenient layout.

PROPERTY DESCRIPTION

Occupying a most beautiful rural site, with direct views over Loch Creran towards the islands of Eriska and Lismore, Tigh an Darich forms a charming detached dwellinghouse in the desirable area of North Shian. Designed and built to take full advantage of its position above the loch, the property is further enhanced by the surrounding grounds, sympathetically landscaped to create varied areas of interest and offering shore frontage with a boathouse, summer house and various garden sheds. A mooring was previously available however would require reinstating with the necessary licence. A mechanical boat slip on rails with winch is also available but does require some remedial work. Included in the sale is a large detached garage and double carport. Due to the size and location, the property would be ideally suited as a superb family home, idyllic holiday retreat or the potential as a business opportunity in an extremely buoyant self-catering market.

The accommodation comprises – entrance hallway, large guest bedroom, utility with door to the rear garden, two steps up to the welcoming inner hallway, a spacious open-plan lounge, kitchen and dining area, sun room with French doors on to the raised entertaining deck, family bathroom and two further bedrooms including the loch-view master bedroom with contemporary en-suite shower room. The bright open-plan living area boasts many features including modern, cream gloss kitchen units, offset with polished, solid wood breakfast bar, premium quality appliances, a striking multi-fuel stove set on a Brazilian slate hearth and expansive picture windows to the stunning loch views.

Garden

Tigh An Darich enjoys beautifully landscaped and spacious, mature garden grounds. A private gravelled driveway leads to the property, detached garage and double carport, providing ample parking. An elevated decked entertaining area features to the front of the property, taking in the breath-taking views and grounds which are laid to lawn and offset with trees including fruit varieties, bushes, shrubs, seasonal flowers and a timber summer house. A garden shed with raised vegetables planters and very productive fruit cage is located to the side of the grounds, whilst the grounds meander down to the shoreline, passing a pond and boathouse with seating area.

Location

Peacefully situated in the desirable rural area of North Shian, the principal town of Oban is around half an hours car journey distant, whilst Fort William is less than an hour away. The nearby village of Port Appin is located only 2 miles from the property and offers a well-stocked village store, post office, doctor’s surgery, hotels and restaurants plus a passenger ferry to the Isle of Lismore, widely recognised as a cyclist’s paradise. Appin itself is a thriving community and benefits from a well respected primary school, churches, garage, garden centre and an extremely active village hall. The popular and much-viewed Castle Stalker and Castle Stalker Café are a few minutes drive away from the property, and in  addition to water activities available on Loch Linnhe, there is also a cycle track running through the village with a highly regarded 9-hole golf course at nearby Ballachulish.
